The meeting was called to
order by Board President,
APPROVAL OF MINUTES
Copies of minutes from 2005
Annual Meeting were available for review.
A motion was made to approve, seconded and all were in favor. Minutes from 2005 Annual Meeting were
approved.
REPORTS FROM THE BOARD
Fencing/Mailboxes—
Landscaping—Susan Aistrup
Susan discussed the various
projects completed by herself, Rosehill and others that have helped from the
neighborhood. There are 10 entrances and
it takes a lot of time and effort to keep all of them maintained. Additionally, there are 4 internal islands to
contend with. An “Old World” theme
(similar to the older, classic
Irrigation/Lighting—
There have been problems with
water lines from our sprinklers—they are old and probably weren’t the greatest
to begin with. We’ve had many lines and
sprinkler heads break and have been striving to repair and maintain these so as
to cut down on our water bill. This has
been somewhat costly, but obviously needs to be done. Marilyn Dinkel will be doing the last year of
Bill’s term of handling lighting and irrigation. She will also do Christmas decorations and
will take over landscaping completely next year when Susan’s term is up.
Trees—
Several trees have been
trimmed this year—there will be another trimming in January of 2007. There have been 6 Ash trees cut down due to
beetle infestation. There have been some
complaints on how KCP&L has been trimming trees (they have the perfect right
to do so as to keep all of the overhead electrical lines clear). The problem has been how the trees look after
they have been trimmed-trimmers doesn’t appear to be conscious of keeping a
nice shape, etc. They are now supposed
to notify Homeowners a few days prior to the scheduled trimming. The thought is if people know when they are
coming, they might possibly be able to guide the trimming.
Pool—
Maintaining the pool is a huge
expense. Resurfacing was done to both
the baby and larger pool, which has cut down on cut toes, etc. Fortunately, there was not as much vandalism
this year as in the past—possibly because of the newly installed lighting. Someone did set the garbage can near the
playground on fire which needs to be replaced.
Sylvia has not been very happy Clint from KC Pool this year—she believes
that he has over-extended himself. He
definitely did not do a good job managing, although the employees (lifeguards)
were pretty good. They are a little
older and more responsible than some of the people we’ve had in the last few
years. Sylvia is looking into obtaining
a new management company which hasn’t been easy since there aren’t very many
out there. This year expenditures will
include phasing in some additional pool furniture, and there will most likely
be an increase in what a new management company might charge (Clint wasn’t very
good but at least he was cheap).
Stephanie spoke a little
about the social committee/events that took place this past year. Everyone agrees that the Social aspect of
Tennis Courts/Monuments—Jack Zimmerman
There has not been a lot done
on the tennis courts this year. They
don’t seem to be in too bad of shape---they seem to get a lot of use. Some of the cracks that were filled in 2005
have re-developed. The courts need to be
re-sealed and some of the windscreens need attention. Jack installed another
light at the base of the bridge, which seems to help from security standpoint.
Jack feels as though there
are basically 5 stages to getting the monuments project completed. The Association has already voted and
approved a dues increase, slated for use for this project. First thing that is currently being done is a
title search. Then there needs to be a
plot plan which should include any easements.
Next a Designer has to design all of the monuments (will have them all
designed at the same time even though they will be completed at different
stages). Then there will have to be bids
submitted and a company selected. And
finally, the construction will take place.
Jack will probably have the monuments that are in the worst shape done
first. He said that the ones at 121st
and Switzer are probably the worst ones, as it is difficult to even see
them—they were done prior to road work and sit very low. There has been no Designer hired yet—will
probably pick from 3 or 4 sketches. He wants
to make sure that there is uniformity.
Per Ken, we are collecting and extra $31,500 a year for this project.

A motion was made to accept
financial report, seconded and all were in favor.
Ken mentioned that he has
been very successful in collecting the annual HO dues by the end of
November. He has been enforcing the $100
late fee which has helped a great deal.
QUESTIONS FROM THE FLOOR
Some Homeowners were
inquiring about the empty space where Hy-Vee used to be on

the speed problems in the neighborhood—can we have speed-bumps installed on
Nieman? No—City of

A motion was made to approve
the above nominations to the said Board Positions. The motion was seconded and all were in
favor. The nominations were approved.
It should be noted that
