  1. Who is responsible for replacement of a mailbox, mailbox latch, and mailbox posts?
    Effective September 20, 2004 the following Mailbox Policy will be followed. Please read our Mailbox Policy.

    Mailbox Repair - for problems with posts, latches, numbers, flags, etc. call Steve Parker at 375-2261.

  2. Who is responsible for trees damaged due to weather?
    NFHA will replace trees located on common areas damaged by weather, although the homeowner is responsible for routine watering, trimming and feeding. Please review our Street Tree Policy.

  3. Who is responsible for tree limbs hanging over sidwalks or causing obstruction?
    It is the responsibility of the homeowner to trim tree limbs that hang over sidewalks and obstruct a pedestrian's path. Homeowners may call Bob Haines, City of O. P., with issues regarding trimming or replacement of trees within 6 feet from the street area and your property. Please review our Street Tree Policy for more information.     Tree and Shrub Maintenance Policy according to the City of Overland Park:

    Dead trees and broken or dead limbs that present a hazard to the public must be removed.

    You must keep shrubs and trees trimmed to eliminate sight distance problems on corner properties.

    Public rights-of-way such as streets and sidewalks must remain clear of limbs and branches. The minimum height clearance over sidewalks is 8 feet. The minimum height clearance over streets is 12 feet and for improved thoroughfares and designated truck routes the height clearance is 13 feet.

  4. Who is responsible for the care of new trees planted on or near their property?
    The homeowner is responsible for the proper maintenance of these new trees, including watering the trees on and near their property. Please review our Street Tree Policy for more information.

  5. When does the pool open? What are the hours of operation?
    The pool is open Memorial Day weekend through Labor Day weekend. Hours are Monday through Sunday 11:00 a. m. - 9:00 p.m. including holidays. See Pool Rules & Hours of Operation section for school day hours.

  6. How do I contact the pool office?
    Call 897-3136. The address of the pool is 11940 Grant Street.

  7. Are swimming lessons offered at the Nottingham Forest Pool?
    Swimming lessons will be available from the pool management company. Obtain a schedule at the pool on opening day.

  8. How much does trash pickup cost?
    The fee for trash pickup is included in homes association dues. Call Deffenbaugh Disposal Service at 631-3300 to initiate service.

  9. When is trash picked up?
    Trash is picked up every Friday and should be left out no earlier than 5 p.m. Thursday evening. Trash is to be placed at your garage and recycle bins at the curb. If one of the following holidays...

    -New Year's Day
    -Martin Luther King Jr. Day
    -Memorial Day
    -Independence Day
    -Labor Day
    -Thanksgiving or
    -Christmas
    fall on or before Friday, waste will be picked up one day later that week. The company is Deffenbaugh Disposal Service.

    Basic Pick-up Policies
    - All waste must be out by 7a.m.
    - Branches and tree limbs should be cut into 4 foot lengths and bundled together, and only set out where allowed by state law or local ordinance.
    -As a special service, and for an additional charge, Deffenbaugh will make a "Special Pick-up" of concrete, appliances, furniture, construction debris or other unusual items that are not included in your normal service.   10. When is LARGE ITEM PICKUP?
    Our next pick-up will be in the Spring of 2010. The date will be announced a few weeks prior to the day of pick-up. The city provides a large item collection for one half of the city each year, generally in March or April. Items typically not collected by your trash service will be picked up, including furniture, appliances and limited amounts of remodeling debris.   11. When are items to be recycled picked up?
    Recycle bins are to be placed at the end of your driveway for Friday pick up. There is a separate charge from Deffenbaugh Disposal Service for this service. Items collected include corrugated cardboard, cereal boxes, soft drink and beer cases, phone books, plastic, aluminum cans and tin cans. Effective April 2003, glass will no longer be picked up, but can be dropped off at 11921 Hardy (behind the fire station at 119th & Lowell) Monday-Friday: 7:30 a.m. to 4 p.m. Saturday: 8 a.m. to 4 p.m. Sunday: Closed

  12. Are there any restrictions to the type of roofing used on a home in Nottingham Forest?

  13. When are homes association dues collected and how much are dues?

    As of Oct. 2007, dues are $555. This amount is subject to change at the Annual Meeting each October. Fiscal 2010 runs from Oct. 1, 2009-Sept. 30, 2010.

    You must contact the Romana Slavik at 685-7482, to obtain an access code.

  15. When is the NFHA Newsletter published?
    The e-newsletter contains items of interest or announcements and is emailed to subscribers frequently, approximately once a week.
    Beginning Jan. 2008, all newsletters are sent out via email.

  16. Who do I call when I see trash cans left outside after trash has been picked up?
    Call Community Services at 895-6370 on MONDAY MORNINGS to report trash cans that have been left outside of the home. Your name will remain anonymous.


  17. How do I submit an item for the E-newsletter?
    Send an email to and your item will be distributed to all subscribers of the e-newsletter as soon as possible, often the same day. Digital photos also accepted.

  18. How do I go about making reservations for the pool?
    Reservations are made through calling the NFHA line 685-1996 and scheduling a time with Cindy Bobowski. The usage fee for private parties is a $50.00 deposit, refundable after cleanup.

    Street light problems can be reported in two ways:
    A. E-mail bvmaint@opkansas.org with a description of the location of the problem and any other pertinent information.

  26. Who do I contact regarding a problem yard or property that is not being properly maintained?
    You may email with your concerns. It's also helpful to attach digital photos of the problem along with your email. The city is suppose to respond within 24 hours. If talking to your neighbor does not resolve a problem, call Community Services at 913-895-6370.

  27. Where and what hazardous materials can be dropped off?
    The Johnson County Hazardous Material Collection Program Facility collects adhesives, car batteries, cleaning products, disinfectants, pesticides, fertilizers, paint, paint stripper, solvents, pool chemicals, photo chemicals, wood preservatives, gasoline, brake fluid, and antifreeze. Materials not accepted for collection are asbestos, medical waste, and radioactive waste.

    The facility is open year-round by appointment only. Residents may call the Johnson County Environmental Dept. for an appointment and directions to the site at (913) 492-0402.

    Beginning Sept. 18, 2007 residents may take recyclables to 11921 Hardy (behind the fire station at 119th & Lowell). It is free. HOURS: Monday-Friday: 7:30 a.m. to 4 p.m., Saturday: 8 a.m. to 4 p.m., Sunday: Closed WEBSITE FOR MORE INFORMATION.

    Items you can recycle at the new site include aluminum foil, steel, and aluminum cans, cell phones & pagers, used clothing, corrugated cardboard, glass bottles and jars, small household items, magazines, newspaper, office paper, phone books, plastic bottles & jars, and much more.   28. How do I obtain a neighborhood telephone directory?
    Please CONTACT US via this web site or call 897-7295 to request a copy. Supply is limited. This directory is revised and re-published every 2 years.

  29. How do I reserve a tee time for one of the OP City golf courses?
    To make a reservation, visit the City's web page, www.opkansas.org, and click on "Golf". Just register and follow the directions. The TTRS (Tee Time Reservation System) is still available by calling 913-341-8100.

  30. What are the rules for placing temporary signs in residential areas?
    Please visit Overland Park's web site, www.opkansas.org/_Bus/Permits/signs/Temporary_Signs/index.cfm, for some helpful tips for placing your temporary signs in compliance with City ordinances.

  31. How do I get rid of household chemicals?

  32. What are the rules/requirements for fence construction on homeowner property?
    Fence permits are issued by the Building Safety Division of the Planning and Development Services Department at City Hall and must be obtained prior to beginning construction. Please visit http://www.opkansas.org/_Bus/Permits/fence.cfm for more details.

    The following paragraph was taken from the NF Legal Documents regarding fences:

    Construction of hedges, fences and boundary walls. Any hedge, fence or boundary wall shall be ornamental and shall not disfigure the property or the neighborhood. No fence or boundary wall exceeding six (6) feet in height shall be constructed without the written consent of the Developers, if a part of the original construction, or the written consent of the Nottingham Forest Homes Association, if constructed after the residential structure is completed.

  33. How can I obtain a list of registered sex offenders that may be living in my neighborhood?
    Visit the Kansas Bureau of Investigation website to view the most current list of registered sex offenders in the state of Kansas.

  34. Who is responsible for and how do we report an area of sidewalk that is in need of repair?
    From Aug. 2005 Newsletter: We have received numerous complaints about the shoddy sidewalk repair that was done recently in our neighborhood. We have spoken with Greg Scharff, Public Works Supervisor with Overland Park. He informed us that under Kansas law, it is the homeowners' responsibility to maintain sidewalks on their property. However, the City has an informal policy in which it allocates approximately $100,000 a year to repair over 750 miles of sidewalk. Obviously, this money doesn't go very far. Until permanent repairs can be made to sidewalks, temporary repairs are done by in-house crews to sidewalks where there is a "tripping danger." This was what was done in NF. Unfortunately, Greg does not know when permanent, more attractive repairs will be done. To report sidewalk problems, email bvmaint@opkansas.org. Should individual homeowners want to repair their own sidewalks with a private contractor, they are certainly encouraged to do so but must obtain a Right-of-Way work permit and locate all utilities.

  35. Where can I drop off used electronic equipment to be recycled?
    Electronic collection events are held once a year by the City of OP however, if you have electronic devices you need to recycle in the mean time you can call Bridging the Gap at 816-561-1090 or call The Surplus Exchange at 816-472-0444, which recycles electronics from individuals or businesses. You may also visit www.recyclespot.org to locate a nearby recycling center.

  36. How can I prevent Door-to-Door Salespeople from soliciting at my home?
    The City does not require solicitors to have permits, but they must follow the guidelines of the city's solicitation ordinance. Solicitors must use the front door, must disclose their name, company name or organization they represent, and must provide written receipt upon request for purchases over $5.

    To ward off unwanted visitors, the City Clerk's office sells "NO SOLICITING" stickers for 25 cents each. They can be purchased at the Clerk's office between 8am and 5pm weekdays at City Hall, 8500 Santa Fe Dr.

    Solicitors who knock on a door if this sticker or a "No Trespassing" sticker is present are subject to a city citation. Salespeople cannot solicit prior to 10am or after 9pm, when the solicitor has been convicted of a felony, misdeameanor or ordinance violation, or when an owner or occupant says they are not interested. If they do not leave, call the police.

City of Overland Park Minimum Requirements for Private Property

How tall can your grass or weeds be before it is a violation?

A violation exists when the weeds or grass are more than 10 inches in height (or more than 10 inches in length if matted down). A violation also exists if there is any vegetation that is poisonous to the touch, such as poison ivy, poison oak or poison sumac. Other vegetation such as vines, saplings or shrubs may also be a violation if it exceeds the 10-inch height regulation and is clearly uncultivated.

Who is responsible for correcting the violation?

The violation should be corrected by the person responsible for the maintenance of the property. In most cases this is the property owner, but it may be the tenant or owner representative.

What area must be mowed?

In addition to the yard or lawn area, you must mow any area between your property and the paved area of all adjacent streets, including ditches, easements, alleys and unpaved right-of-way. Storm drainage swales, ditches or easements are also the maintenance responsibility of adjacent property owners.

How much time is allowed to correct a violation?

The violation must be corrected in five calendar days if the property owner resides within the state or 10 days if he or she resides outside the state, starting from the date on the Notice of Abatement. If legal publication of the notice is necessary, you have 10 days from the date of publication.

What is the penalty if I fail to correct the violation?

If the owner does not correct the violation after proper notification, the city will issue a work order to mow the property. The owner is responsible for the contractor's hourly rate plus a $100 administrative fee. Properties that are cut after notification to the contractor are also subject to the $100 administrative fee.

Exterior Maintenance of Structures

FOUNDATIONS
Foundations must be maintained higher than the level of the adjacent ground, and may not have openings that would allow animals to enter.

Exterior Surfaces
The exterior shall be free of holes, breaks, any loose or damaged construction material, or any other means that would allow rain, moisture, insects or animals inside. Painted surfaces must be repainted when scaling or peeling exceeds 20 percent of the surface of any area.

Trim
Trim must also be free of holes, breaks, and loose or damaged construction material.

Exterior Openings
Every exterior opening shall be fitted with a window, door, basement hatchway cover or crawl space cover. Each opening must be kept in good repair to prevent animals, rain and surface drainage from entering the structure.

Windows
All windows are required to have full-glass windowpanes.Any substitute material must be approved by the Neighborhood Enforcement Specialist or the Neighborhood Enforcement Supervisor. Every opening within four feet of the ground must be protected to keep insects and rodents from getting into the structure.

Doors
All doors must fit within their frame, with latches and hinges maintained in good working condition. Doors need to be repainted if more than 20 percent of the surface is scaling or peeling.

Roof and Gutters
Roofs and all parts of a roof must be maintained to keep rain, moisture, and animals out. Guttering and downspouts must be repaired or repainted if broken, damaged or rusted, or if they have peeling or scaling paint on more than 20 percent of the surface.

Appearance
All repairs to the exterior must be done with materials compatible with the existing treatment. When windowpanes, doors, or other exterior openings are externally covered for security or other reasons, the material used must be painted or treated the same color as the trim or structure.

Penalties
Failure to comply with the exterior maintenance requirements discussed here constitutes a violation of the city's ordinance and a ticket may be issued.
